Need to know PRC building terms E-mail

Below are a list of words describing and explaining the different types of terminologies used in our trade.

 

Brick up

Traditional saying for basically bricking of a wall or brick structured home. 

 

PRC - acronym for Precast reinforced concrete.

Precast reinforced concrete is strengthed with steel bars (rebars) plates or mesh fibers to improve on structural integrity. Without this reinforcement the concrete would simply be left brittle and weak. 

 

Wrap-a-round

A wrap-a-round is the construction of bricks around the perimeter of a brick building. This is usually used on out buildings or side buildings made of brick but require a stronger structure on most PRC homes. It is normally easier and cheaper to wrap-a-round a side building than to demolish and start fresh with a double brick building. Foundations are extended before a wrap around is built. 

 

Concrete Cancer

Alkali aggregate reaction causes metal reinforcing to rust in buildings and produce what is known as Concrete Cancer. Over time cracks appear and increase decay of the concrete from natural elements. This decay is more rapid in cold countries due to the expansion and contraction of water trapped in the concrete. Life expectancy is around 50 years before it becomes a structural issue.

 

Foundation

A thick base of concrete to improve building integrity.

 

PRC Repair

A replacement of  precast constructed panels with modern materials such as high density brick, cavity, insulation and thermalite block. 

 

PRC stripper

A person who undertakes the removal of precast reinforced concrete.

 

Pilkington Glass

This glass is acid soaked for a more rugged, resilient and toughed glass. LandmarkPRC replaces all windows and doors with only the highest window and door quality products.

 

Non standard construction

The construction of modular and pre-constructed housing kits made in a factory.  

 

Prefabricated house or for short prefab

A modular house design generally made in a factory ready for quick assembly. These modular house designs are then crane lifted into place and bolted together. A lot of these designs were more of a quick solution after WW2 due to a housing shortage which gave them one advantage over traditional buildings. They were cheap, fast assembling and could easily be transported to most locations. The disadvantages though were the lack of quality materials for them to withstand the natural elements and now today you can see why they need to be PRC repaired. 

 

Rockwool

High Quality insulation used throughout the industry.  Rockwool comes in a variety of different densities and used mainly for cavity and attic insulation. With all our PRC house repairs the standard is 85mm thick. 

 

Celotex

Considered one of the best high performance insulators per square inch and mainly used in high office blocks, walls, attics, floors and flat roofs. Thickness of this material ranges from 12mm right up to 200mm and depends on the application and type of building. Cost of such material though is higher than traditional wool insulation but has the added advantage of a more solid moisture resistant design.

 

Thermalite®

Thermalite is a high density building block made of a high quality ash. This is used as a barrier for the inner walls of a PRC repair. The added insulation with a thermalite block raises a repaired PRC house to a higher standard than most new houses. In terms of insulation and today's Eco ratings this conforms to a green standards when used with brick/cavity/rockwool/celotex/thermalite block. You can be sure the carbon emission footprint and heating costs are further reduced with this material. 

 

Quoins

A corner brick or block used to give a decorative effect against the main brick body of a building. These bricks today are much harder than the main body of the house for a more rigid structure. It's origin and design comes from the Rome, Greek and also Saxon empires. In terms of today's design though it really does add a touch of difference and separation from connecting semi detached  or detached buildings. This is standard with a LandmarkPRC repair.

 

Soldiers

Vertical cemented bricks used below and above window sills and used above doors. 

 

Pins

Used to tie in a new foundation for a perimeter of a concrete foundation. These pins are galvanized and are used with a glue resin to bind the old foundation with the new and do not suffer the same outcome as post world war 2 precast reinforced concrete.

 

High Risk Mortgage

Any kind of prefab comes under the "non traditional construction" of building. These structures are problematic and considered a risky investment. Normally the rates for such a mortgage are very high. This justifies the need for a PRC repair. to remove structural defects and in-turn lower risk and borrowing rate.

 

High Density Brick

A hardened brick with little water absorption. All bricks we use are up to a maximum 15% moisture absorption rate. This maintains far less moisture effecting structural decay over a 150 year period.

 

Double Glazing

Two layers of glass with a air tight seal.
