Lost, Replacement or Renewed PRC Certificate

How a retrospective PRC certificate process is carried out?


The process involves 3 stages for a replacement of a lost PRC certificate.


Stage 1


Your property is visited by one of our experienced PRC Repair specialist to conduct a survey to check any visible evidence of concrete or steel components within or outside your home.


Upon surveying the property, if there are no visible Steel or Concrete components, then the second stage is applied. Only a small fee is charged at stage 1.


Stage 2


This involves digging various trial holes around the property to check the foundation details. We then investigate further by removing brickwork at different points around the property to see if there are any Steel or Concrete components behind the brickwork.


If at this stage it is found that there are no Steel or Concrete components, an independent structural engineer is called for. Stage 3 is then applied.


Please note that all exploratory works are reinstated after all necessary inspections.


Stage 3


The engineer will carry out a thorough inspection and issue a PRC certificate. This certificate will enable you to mortgage the property, therefore making it easier to sell the property on the open market.


The reason why the costs are broken down into 3 stages is because at anytime during our investigations we may discover that the property has not been correctly repaired. There fore a certificate cannot be issued without a full PRC repair being undertaken.
